Lender Follow-Ups

Auto-built from lenders holding an active loan. Monthly check-ins appear only for lenders whose “Likes Property Updates” is Yes or Sometimes — set it to No and they stop. Listed, under-contract and payoff items appear for every lender regardless — unless that lender is set to No, which switches off follow-ups entirely. Payoff shows within 30 days of the projected date. Mark an item done to log it.

Loan Payments

The interest split is the point — it is the only way to see what carry has cost on a job.

Log a Payment

The first month of interest is usually collected on the settlement statement rather than wired. Log it here with the closing date so it counts as carry — it is interest, not a closing cost.

Deal Timeline

Every property has an AB closing — the day you acquire the lot. Record it here whenever you know it; the dates are worth having even on a build you finished years ago.

The checkbox is different: it means the AB closing has not happened yet. Ticking it creates the Drive folder and tells #permits-and-drawings to start plans, both within 30 minutes, so leave it unticked once you own the lot. It is not the same thing as the Under Construction status above.

Projected Sale Date is the BC closing — spec builds only. #transactions gets a reminder 14, 7 and 2 days out with whatever is still open on the checklist. A client build is never sold, so it uses Est. Completion in the client block instead.

Permitting

County fills itself from the city you pick, and drives who gets told: Mecklenburg work also emails the structural engineers at Bobbi Thomas. Locust and Maiden straddle a county line, so pick the county yourself on those. Tear-down adds a demolition permit to the sequence — some jurisdictions want it issued before the building permit can even be submitted.

Underwriting guardrails

The rules of thumb baked into the sheet.

How this differs from the spreadsheet

Five places where the workbook maths did not do what its labels said. Each is corrected here, so expect numbers to move.
  1. Loan interest was undercounted. The sheet worked out the interest for the whole hold, then divided it by 365 to get a "per day" figure, then multiplied that by the hold days again. On the Greenbriar example that charged $3,793 of interest instead of $9,230 — profit was overstated by about $5,400. Here, per-day interest is loan × rate ÷ 365, and the hold charge is that × hold days.
  2. Monthly cash-on-cash was inverted. The sheet multiplied the return by the hold days and divided by 30, reporting 419% a month on Greenbriar. Dividing instead gives 16.8% a month, which is what a 84% return over 150 days actually works out to. Annualized is shown alongside it.
  3. All-in cost per sqft used one unit of area. It divided the total build cost by the sqft of a single unit, so any multi-unit project read several times too expensive per foot. Here it divides by total sqft.
  4. "Horizontal costs + land purchase" skipped clearing and grading. The formula added every horizontal line except that one. All nine are included here.
  5. Commission was charged on one unit. It applied the commission percentage to the per-unit sale price rather than gross proceeds, undercharging on multi-unit deals. Here it is charged on gross.

What carried over unchanged

  • Purchase closing costs are a percentage of land price plus loan amount.
  • All-in cost to build is horizontal + soft costs, plus vertical, plus the GC fee.
  • The loan request adds a padding percentage on top of the loan amount, and the lender funds LTC% of that request; the shortfall against all-in build is your gap.
  • Capital needed upfront is gap funds + points + purchase closing + other purchase costs + horizontal & soft costs + land.
  • Carry costs are entered annually and charged per day across the hold, multiplied by the unit count.
  • The 20% guardrails: target profit is 20% of gross, and land should come in under that same number.
